Renewing your license

Licenses expire every 2 years on your birthday. You can renew up to 120 days before your license expires.

Effective January 1, 2026, every trainee, licensee, and certificate holder must complete a course that meets the content requirements of the Valuation Bias and Fair Housing Laws and Regulations, as outlined in the Real Property Appraiser Qualifications Criteria.  The course must be at least 7 hours and completed by your next renewal.  Any courses related to Valuation Bias and Fair Housing Laws and Regulations taken before January 1, 2026, DO NOT meet this requirement.  For a complete list of board-approved courses that meet the requirement, please use our course search.

Renewal requirements

Have your required continuing education completed:

  • 28 hours of courses including:
    • 7-hour Uniform Standards of Professional Appraisal Practice (USPAP) Update course
    • Valuation Bias and Fair Housing Laws and Regulations course

You'll need to provide your certificates of completion.

Update your contact information online, if necessary, before you renew your license.

How to renew your license

Gather the required documents:

  • Your license number
  • Documents ready to upload
    • Certificate of completion for continuing education
    • Documents for legal background questions if needed
  • Payment for the renewal fee

You'll receive your license faster by applying and paying online.

Log into SecureAccess Washington (SAW) or create an account to apply, upload your paperwork, and pay the licensing fee.

Renew your license by mail

Complete a Real Estate Appraiser/Appraiser Trainee Renewal Affidavit.

Mail your form and a check or money order (payable to the Department of Licensing) for the renewal fee to:
